Check Your New Place & Fill Out the Onboarding Form 📝

Before you start unpacking, take a few minutes to document the apartment's condition with our onboarding form. This helps ensure a hassle-free move-out later.

This step is essential to officially document the condition of your room at the start of your stay.

⚠️ If the form is not submitted in time and we need to send someone from our team to inspect the room, a fee of €300 will be charged — on top of any deductions due to potential damages.

The same fee applies if your keys are not returned on time at the end of your stay.

Be as detailed as possible:

  • Take photos of the apartment
  • Record a quick video
  • Make notes of anything important

The more information you provide, the better protected you are!

Please note: These are minimum reference prices. If your apartment was furnished directly by the landlord (not Friends in Flats), the actual prices may be higher.

⚠️ Important: If the onboarding or offboarding protocol is not completed, the landlord may assume that any unlisted damage occurred during your stay — and the full loss amount may be deducted from your deposit.

Pro tip: If anything gets damaged during your stay, please let us know early. In many cases, we can find a fair solution together — for example:

  • You repair or replace the item yourself
  • You help with disposal, avoiding extra fees

⚡ Energy Consumption

Your rent includes a flat fee of €60/month covering:

  • Electricity
  • Gas (heating + hot water)
  • Internet

This covers normal usage. However, if your actual consumption exceeds this amount significantly, additional costs can be deducted from your deposit, together with the landlord.

Stay transparent: You can always check your usage:

  1. Find the electricity and gas meters in the apartment
  2. Compare them with the readings from your onboarding protocol
  3. This way, you can easily track your own consumption
